As you are aware, from April 6th 2009, government legislation now requires every residential property to have a HIP containing an EPC in place before a property can be marketed for sale.
This means that ALL residential properties will need to obtain a HIP before than can be sold – by you!
And this is where Lamb Home Inspectors Ltd can help.
We’ve already got a handle on the latest government legislation and can quickly and efficiently provide HIPs, EPCs and HCRs, at a remarkably low price, with EPCs for just £38.50 +VAT and HIPs from just £239 +VAT (HIP prices vary depending on the council). Offering HIPs and EPCs at these competitive prices, you will be sure to stand out from your competitors, guarantee client satisfaction, plus bring to your company repeat business and further client recommendation.
How we can help you
- In need of a HIP Provider?
|
With us by your side, you’ll not only be guaranteed an efficient and professional service at a competitive price, but you’ll also be able to focus your expertise on what you do best – selling houses. |
- Do you have a back up plan?
|
So, you’re either a HIP provider yourselves or already have a designated HIP Provider.? Sounds great but will you always be able to meet the demand? With demand set to increase, due to the expected introduction of EPCs and/or HIPs for new build properties from April 2008, residential lettings from October 2008, and commercial properties also being introduced from October 2008, will your designated EPC provider be able to meet the needs of your valuable clients, the home sellers? This is where we can help. Lamb Home Inspectors Ltd can act as a back up HIP or EPC provider, allowing you to continue to do business with peace of mind so as demand can be met, quickly and to the highest of standards and lowest prices. Don’t fall into the trap of putting “all of your eggs into one basket” and due to unforeseen circumstances become let down by your current HIP provider. Why not use Lamb Home inspectors as your back up HIP provider just in case? |
- DO NOT rule out the importance of HCRs
|
Lamb Home Inspectors are fully qualified to provide these too. Remember the extra cost for the HCR is far outweighed by its REAL value to the property buyer. |

| NEW HOME DEVELOPER |
| |
Builders, developers, project managers, are you ready for April 6th 2008 new compulsory requirements?
Your new property WILL require a full HIP.
New Regulations for New Homes
From the 6 April 2008 all new homes built under regulation 17c of the Building Regulations 2006 will require an EPC and Recommendation Report when physically complete. The EPC will be based on the SAP rating which is currently required to comply with Building Regulations.
This demonstrates that new homes meet the targets for energy performance that are part of the Building Regulations.
The EPC must be produced by an Energy Assessor who is accredited for On
Construction Energy Assessment.
The EPC is based on SAP rather than RdSAP which is used for existing homes. When the home is physically complete, an EPC should be produced and given to the owner of the home. Building Control will not issue a completion certificate until they are sure this has been done.
If you are marketing a home off-plan, you will need to have a PEA (Predicted Energy Assessment) in the HIP to provide to potential buyers. Once the home is physically complete the PEA in the HIP should be replaced with an EPC and Recommendation Report.
PEAs should be based on the predicted SAP rating for the home. This will be available from calculations done at the design stage and is a number between 1 and 100. A spreadsheet template is available to be able to represent the rating in a graphical form for potential buyers. Each building within a development will require its own EPC (although reports can be cloned for identical dwellings and will not need to be inspected individually).
