Have your landlords got Energy Performance Certificates organised for October 2008? As you are most probably aware, as of October 2008, it will be compulsory through government legislation that all rented properties will need to have an Energy Performance Certificate which last for 10 years. However a renewal of the EPC is not required for the property when any new tenants move in there after until the 10 year validation period is over. If an EPC is not in place, the landlord can be fined and will be breaking the law. More importantly, landlords effectively cannot market their properties, and will hence receive no rent.
